New Home Builders

There are a ton of builders currently building! Which one should you go with? The decision can be tough, especially if you have never gone through the process. That’s where I come in to help!

I work with a wide variety of top new home builders. If you have some time before you need a home this may be a GREAT option for you!

Please make sure to contact me FIRST, (call/text 772-528-5851) before contacting a builder to help guide you as to which would suit you best. Here are some reasons why and some answers to common questions you may have:

Do I have to pay Mark to help me? THERE IS NO CHARGE FOR MY SERVICES TO YOU! The builder pays my commission if I successfully help you find and close on the house of your dreams.

Why should I use a Realtor with a new construction purchase? Simply put, the builder already has representation when you walk in the door, you do not. Every buyer has their own level of knowledge about home construction – wouldn’t it be nice to walk in the door with a professional that handles new construction on a regular basis and knows what questions to ask on your behalf?

Can I build on my own lot? Can I build on theirs? Do I want to live in an HOA or non-HOA community? Every builder is different, according to price point and features that are important to you. Don’t waste time doing the research, let me help guide you.

Here’s some tips before you reach out to a builder or community: Before you give your info to any builder online or in person, just contact me first. I need to be present for the first meeting or your initial sign-in in order for me to be able to assist you through the process. If you happen to visit a builder on your way to the grocery store, please make sure you let them know that am your Realtor and working with you (give them my card if you have one), otherwise I may not be able to assist you in the process as well.

I will make sure your experience goes as smoothly and efficiently as possible during the whole process, especially if you are selling your home or in a rental while the new home is built. Don’t be stuck without representation, give me a call!

Perks of a new home include:

  • New home warranty (no maintenance) on appliances, structure, and roof.
  • Quite possibly the same cost OR cheaper to build a new home instead of buying used – some starting in the $170’s!
  • Great incentives by buying new
  • No headaches of wondering if a new leak will spring from the roof or the AC unit will go down, it’s all NEW.
  • Great prices on insurance
  • Green construction

Drawbacks of a new home:

  • Usually a 6-8 month build time. If you need a place quickly, this may not be an option for you. A lot of times some are already under construction which could only take a short time to only a few months!
